The Sales Pitch

Marlyns is a very individual detached period house with light and well-proportioned rooms throughout. The ground floor offers 3 good sized reception rooms together with a fitted kitchen and ample space for a breakfast table. In addition, there is a spacious hallway with cloakroom, a utility room, boiler room and rear hall with further storage and a changing room with shower and plant room for the swimming pool. Upstairs there is a central landing surrounding which are 3 double bedrooms and the family bathroom with bath and shower. In addition, and to one side there is the principal bedroom which is open to a dressing area, and with a full en suite with bath and shower.

Swimming Pool:
Adjoining the rear of the house is an indoor heated swimming pool with paved surround and double-glazed doors providing direct access to the garden. The pool, being indoors, is relatively low maintenance and provides all year-round swimming, please note that the boiler for the pool needs replacing.

Outside:
The garden is a particular feature of Marlyns and has been attractively landscaped with areas of lawn interspersed with beds and borders containing a variety of mature trees, low maintenance shrubs and plants. Adjoining the swimming pool is an attractive brick laid terrace which is covered by a pergola, there are further areas of seating, and with the whole garden being very private and secluded. Adjoining the house is a double garage with electric up and over door, power and lighting. In all the gardens and grounds amount to 0.66 acres.

The Reality

Following a survey it transpired there was damp in various areas, a patch of the roof had issues and the front porch and rear pergola were in danger of falling down.  There were many other nagging issues listed on the 86 page survey and as a consequence I drastically reduced my offer, now over £100,000 less than the current asking price and over £200,000 less than the price it went on the market in 2022.  This was all subject to the roof repair and replacement timbers being sound and adequate to prevent further damage.  Oh and the treatment of the Japanese Knotweed (ultimately discovered to be Himalayan Knotweed) in the garden.
